In an effort to enhance communication between homeowner’s and the HOA board at Walker’s Ridge Community, inspired by the most recent HOA Annual Meeting, we are introducing a Q&A portion to the website as a new endeavor to improve transparency within the HOA.


We plan to keep it updated on a timely basis, based on homeowner input.

WHO IS ALL-IN-ONE COMMUNITY MANAGEMENT?

All-In-One Community Management (AIO) is an HOA management company hired after realizing the HOA needed support to accomplish the vast number of tasks.  AIO conducts business on behalf of the HOA and receives direction from the Board of Directors (BOD).

HOW ARE THE ANNUAL HOA DUES APPLIED? WHAT IS INCLUDED IN THE HOA FEES?

Administrative Costs in pie chart below include:

-          Insurance ($4,885 annually)

-          Postage & mailings

-          Tax preparation

-          Social & welcome committee

-          Website

HOW MANY HOUSES ARE INCLUDED IN THE WALKER'S RIDGE COMMUNITY?

There are 314 homes in Walker's Ridge (WR) neighborhood.  Additionally, there are 9 homes in the sister neighborhood, Cornerstone.  Together, there are 323 homes within the Walker's Ridge Community.

HOW MANY HOUSEHOLDS/MEMBERS ARE DELINQUENT WITH THEIR HOA DUES?

Approximately 7% of the neighborhood's paying members are delinquent with their HOA dues.


Late fees are incurred 30 days after payment is due.  Further, liens and potential legal action may be enforced if dues are left unpaid.

WHAT IS THE FUTURE OF THE WILSHIRE TENNIS COURTS?

The two tennis courts are no longer playable due to wear and tear and high repair costs (estimate of $50,000 to replace both courts).


Our Grounds Committee Chair is currently researching the development of various options in place of the courts, including costs.


The first priority has been to improve the presentation of the area by pressure washing the courts and clearing out much of the brush and some of the small trees.  This was completed in June 2017.

IS THERE A NEIGHBORHOOD DIRECTORY?

The last directory was published in 2005.  The Board of Directors (BOD) recently sent out a request for volunteers, of which one is a project leader to plan, develop, and implement a directory.  Privacy and security must be considered in the development of the directory.


At this time, a directory containing only names and addresses has been uploaded to the website.  You may access it by clicking HERE.


A new, more detailed directory that includes emails and phone numbers will require the consent from all households who wish to be included.  Currently, the HOA has asked for volunteers to help lead this initiative.  Once established and finalized, the directory would be accessible through our website as well.

WHAT IS THE STATUS OF THE CABINETS BEING REPAIRED IN THE CLUBHOUSE?

A homeowner recently volunteered to research the cost, time, and implementation plan to replace the two broken doors and reface all the cabinet doors utilizing a combination of a vendor and homeowner support to minimize the cost.  We hope to accomplish this by the end of 2017, pending budget and volunteer availability.
